But many people will want to do at least a minimal renovation to make the homes acceptable by today's comfort standards.  Don't let that hold you back!  If the home requires more than a simple coat of paint and you are not one of the lucky souls skilled enough to complete your own renovations, rest assured -- your dream is still with reach.

Choose Your Project Manager Wisely

Do you choose a contractor from the project area, or one from your hometown?  Either can work very well.  The pros and cons of each, for the most part, balance each other out.  While travel and housing costs may mean it will cost more to hire an out-of-town contractor, they may have more contacts with trades skilled in high-end finishing.  At the same time, contractors who have worked in the area a long time have contacts with trades and suppliers, and that results in cost savings for you.

The most important thing is to hire someone you trust.  Look for a builder with managment experience and good people skills.  Get references from prospective contractors, check out their warranty history and visit recently completed projects to see the quality of construction and talk to the home owners.  Ask them what worked and what didn't.

Other things to keep in mind:

  • Have him provide you with a detailed schedule that highlights the project's critical stages -- these are the times when you should plan to make site visits to inspect the project's progress.
  • Make sure the project manager understands the importance of maintaining regular contact with you via the phone and e-mail.
  • Ensure they provide a photographic record of the project's progress.
  • Insist on regularly updated documentation regarding the project's budget and timeline.
